Public offer

This document is the public offer of [to be filled in] (Tax ID [to be filled in], hereinafter the “Provider”) to conclude an agreement for the service of placing real estate sale listings in the Aurum Hills service (Telegram bot and the website https://aurumhills.am, hereinafter the “Service”). Payment for the service means full and unconditional acceptance of the terms of this offer.

1. Subject

For a fee, the Provider places the Customer’s real estate sale listing in the Service for the paid period: the listing takes part in the selection of options for buyers, and buyers receive the Customer’s contact or leave their own.

The Service is free for buyers.

2. Price and period

• The price of placing one listing is 500 ֏ for 30 days.
• The placement period starts when the listing is published.
• Current prices are shown on the “Prices” page of the Service website.

3. How the service is provided

• The Customer fills in the listing in the Service’s Telegram bot. Before payment, the listing is checked automatically: required fields, plausibility of the data, photos and text.
• Payment is made by bank card on the secure page of the acquiring bank. The Provider does not receive or store card data.
• After payment, the listing is checked for duplicates. If there are none, it is published immediately. If a similar property is already listed, the listing goes to an additional review (usually within one day).
• The Customer may turn on auto-renewal: payment for the next period will be charged to the linked card automatically. Auto-renewal can be turned off at any time in the “My listings” section of the bot.

4. Listing requirements

• The Customer posts only accurate information about a real property that they have the right to sell (owner or authorised agent).
• Listings must not contain: contacts in the text or photos, links, obscene or offensive language, other people’s photos, or repeated placement of the same property.
• The Provider may reject or remove a listing that violates these requirements.

5. Refunds

The refund terms are set out in the Refund Policy on the Service website.

6. Liability

• The Provider is not a party to the sale and is not responsible for the actions of buyers and sellers.
• The Provider does not guarantee the sale of the property or a certain number of enquiries.
• Installment and mortgage payment calculations in the Service are for information only; the exact terms are set by the developer and the bank.

7. Personal data

Personal data is processed in accordance with the Privacy Policy on the Service website.

8. Other terms

• The relationship between the parties is governed by the laws of the Republic of Armenia.
• The Provider may change this offer; the new version applies from its publication on the website and does not affect periods already paid for.
• Disputes are settled through negotiation and, failing agreement, in court at the Provider’s location.
